Job Summary:

The Construction Technician is responsible for performing interior demolition, installation, and finishing tasks to ensure units are ready for occupancy. This role requires experience in electrical, plumbing, appliance installation, drywall repair, and painting. The ideal candidate will have strong attention to detail, organizational skills, and the ability to work independently with a flexible schedule.

Education/Certificates:

  • High School Diploma or equivalent required.

Experience:
  • Prior experience with electrical, plumbing, appliance installation, drywall repair and painting.
  • Knowledge and ability to use power and hand tools.
  • Use of computer Outlook software, Excel, and Word

Skills, Knowledge & Abilities:
  • Strong attention to detail, organizational, time-management and problem solving skills.
  • Ability to work independently.
  • Ability to work a flexible schedule to include weekends, evenings and holidays.
  • Competency in Maintenance Technician responsibilities.

Essential Duties:
  • Performs unit interior demolition which includes but is not limited to removing lights, plumbing, and electrical fixtures, appliances, hardware, etc.; drywall and door repair, and other miscellaneous items.
  • Performs unit interior installation which includes but is not limited to lights, plumbing, and electrical fixtures, appliances, hardware, window coverings, etc.
  • Performs unit Interior Punch/Finish which includes but is not limited to make the unit "Rent Ready" for inspection by Superintendent and then by Property Management.
  • Control purchased materials for the unit renovation in the unit and assure stocking prior to installation at the beginning of the day or renovation sequence.
  • Materials inventory control: Monitor stored materials and control, order and inventory as required. Provide stored materials inventories as required for the lender inspections.
  • Scheduling and monitoring of subcontractors performing work in the unit.
  • Manage FF tech #1 and tech #2 work in the units.
  • Unit turn schedule-understand and update at least weekly
  • Update the Unit Status Report at least weekly
  • Quality control during renovation and final punch lists at unit completion. Work to monitor and expedite punch lists.
  • May be required to work on multiple properties
  • Participates in company required training by established deadline.
  • Complies with all Fairfield standards, applicable health and safety rules and regulations, as well as applicable local, state and federal laws.
  • Any other duties or responsibilities that may be assigned.

Estimated Rate of Pay:
$18.16 - $23.61
This position is non-exempt; the range above reflects hourly rates.

The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements:

* Pay range is a calculation based on a midpoint price. Fairfield complies with all wage and hour laws, including minimum wage and salary exempt requirements.
