Senior Project Manager- Real Estate Design and Planning
Job Description Summary
This position is responsible for the development and coordination of both short and long term strategic real estate portfolio planning in Atlanta, Georgia. Projects can range in size from smaller move/add/change requests to larger Global Workplace Services (GWS) portfolio initiatives such as exiting buildings at the end of a lease to renovations of existing spaces.
Job Description
Responsibilities:
- Manage and respond to Process Center Requests (the Business Unit method for requesting/initiating real estate projects). This will include determining whether a request should be approved/denied in keeping with GWS standards. It will also include working with an Design & Construction project manager to gather high level project costs to be communicated back to the Business Unit Client.
- Determine & confirm scope for each project. This will include developing a high-level plan that identifies steps required to compete a multi-phase project.
- Confirm all Business Unit Strategic and Tactical Points of Contact for each project.
- Develop restack planning (as required to clear an existing space of current occupants prior to the implementation of a project).
- Provide the Design & Construction project manager with the project framework including the scope, time & budget guidelines/constraints as applicable.
- Support the technology project (PMATT) creation with the Portfolio Transaction team for GWS funded projects (as applicable).
- Direct Business Unit Points of Contact to the website where they can open new technology projects (PMATT) for Business Unit funded projects (as applicable).
- Participate in reoccurring technology project (PMATT) calls through the duration of each project.
- Gather design & space requirements at the beginning of a project (from GWS and/or the Business Unit).
- Provide information and direction to the design team through the schematic and design development phases.
- Coordinate/provide GWS design approval (architecture/furniture/finishes).
- Assist with value engineering efforts as needed to meet budget requirements.
- Coordinate & lead meetings with Business Unit for schematic and design development presentations.
- In the construction document phase, review and approve any design or planning modifications.
- Participate in project meetings initiated by the Design & Construction project manager.
- Participate in the construction document review meeting and provide input/direction as needed.
- Active participation on all projects through completion.
Required Skills:
- Ability to read, write, speak, and understand English.
- Advanced knowledge of real estate planning, strategic objectives, budgets, and schedules.
- Advanced ability to develop strong, positive working relationships across multiple teams.
- Advanced ability to communicate with senior levels of management.
- Strong ability to facilitate resolution to conflict.
- Ability to visualize and communicate complex data in a clear and concise manner.
- Strong skills in MS Office programs, especially Excel and Project.
- Ability to develop multi-phased project schedules.
- Strong attention to detail and a high level of accuracy.
- Strong team building skills.
- Strong problem-solving skills.
- Ability to organize, prioritize, and manage multiple initiatives/projects simultaneously and independently. (Typical project load ranges from 10-20 projects of varying size and complexity).
- Ability to show judgement and initiative to accomplish job duties.
- Ability to develop, organize, and implement project plans as well as monitoring and reporting on progress.
- Proven ability to perform in a fast-paced environment.
Education:
Bachelor's degree in real estate, architecture, design, or related field or at least 10 year of corporate real estate experience.
Related Work Experience:
Real estate portfolio management or related field 8-10+ years.
Office Presence and Travel Expectations:
This position is required to work in client office at least 3 days per week. Occasional travel required, as needed, to support projects outside of Metro Atlanta.
